2025 Annual Assessment Notification

Dear Carlton Glen Estates Homeowner(s):

On behalf of your Board of Trustees and DNI Properties, Inc., we extend our best wishes for a wonderful New Year!

After careful consideration of the upcoming year’s expenses by your board members, we are pleased to announce that there will be no increase in the annual assessment fee for 2025. Your invoice is enclosed with a copy of the 2025 budget. To ensure proper and timely credit, please review the important information listed below:

Annual assessments are due March 15th and considered delinquent if received after April 15th. Late payments will be assessed as late notice administrative charges, along with interest as permitted by your governing documents.  

Payments by mail should be sent at least 7 days prior to your delinquent date. To avoid late charges, payment must be received and processed by your Association’s bank
prior to the delinquent date. Missing account information will cause processing delays.

Make your check payable to your Association and include the remittance portion of your invoice in the envelope. Mail your payment to the Association’s Bank lockbox:

Remember that exterior home improvement projects may require you to submit an Architectural Request and receive Board approval prior to starting work. Please refer to your community’s governing documents or call your HOA Board to verify. Forms can be found on the Carlton Glen Estates Website.

  • Login and click on “Yearly Dues”
  • Add products to cart and follow payment instructions. If you are associated with an alley, add the alley fee product, or payment will be considered not paid in full. A processing fee of $12.50 (for $400 assessment) and $1.50 (for $50 alley fee) is added through the payment feature of the website.
  • Exampe Assessment: $412.50 
  • Example Assessment & Alley: $464.00

Bill Pay Feature:

You may use your bank’s bill pay feature to generate a check to DNI. Make sure your property address is in the memo line. Mail to: DNI Properties-758,

  • Venmo charges a business fee of $7.85 (per $400) and $1.10 per $50 (alley fee).

The fee must be added to your payment or it will be considered NOT PAID IN FULL.

  • Choose to pay using our new Quick Pay option, or if you prefer payment can be made directly to your Association’s bank by selecting the Pacific Western Bank payment link (formerly Union Bank).
  • Follow payment instructions and prompts to complete payment using your account number listed on your billing statement.

HOA Board Vote Results

We are pleased to welcome our Two New HOA Board Members, Tim Boening and Mary Morak. This year we had our largest participation in voting with over 160 votes. We would like to thank all of our candidates who ran for the Board and also to thank Guy Argent for
his dedication and service to our community these past few years.

Due to the high demand of work and personal obligations, Jenn McKee, has decided to resign from her board position. As noted above, Mary Morak will complete Jenn’s remaining 2-year
term.

Ballot Voting Responses:

As noticed on the ballot, additional questions were added to provide the Board with feedback on our performance and some changes that we could make to better serve you. The responses are provided below and will be posted on the website along with thoughts from the Board on proceeding with any of the below.

Indenture Proposal: Proposed Indenture Amendment (limiting % of rental properties to 7.5%):

Yes = 125; No = 31. Didn’t receive enough votes to pass the indenture (Need 179 more). Currently reviewing whether this can be left open to vote.

Question 1:

Should the Board add a 20-foot shade sail umbrella to the pool deck in 2025?

Yes = 58; No = 98

Question 2: Should
the Board modify the existing pool, removing the baby pool, and modifying
the existing pool for a beach walk-in style entry?

Yes =
44; No = 113

Question 3: Would you be comfortable with the Board increasing dues in 2026? Dues increases would align with the Consumer Price Index from the previous year.

Yes =39; No = 116

Question 4:

Should the Board put more focus on holiday lights and other national holiday festivities along the parkway?

Yes = 59, No = 98

Question 5:

Should the Board look into enhancing the main entrance off of Highway Z around the signage? This could be lights, new plants, and more…?

A Message From Tim:

Hello everyone,  

I would like to thank you for your vote, and I look forward to serving on the Carlton Glen HOA Board and to serve this wonderful community.  My primary goal is to foster a strong sense of community and ensure that Carlton Glen Estates remains a safe, welcoming, and vibrant place to live. I am committed to enhancing our community amenities, maintaining financial stability, and improving communication between the board and residents. I believe in transparency and inclusivity, ensuring that every resident’s voice is heard and valued.  I would also like to make it a point to help keep our neighborhood values up so that we may all benefit and take pride in our wonderful community.  I look forward to the next 3 years to serve this amazing community.

 A Message From Mary:

I am excited to be able to serve on the Carlton Glen HOA Board. Tim expressed my thoughts and goals perfectly. Transparency, communication and financial stability are key factors. I believe we can work well together to keep our neighborhood flourishing. It is vital to our subdivision that we have more participation and input so that we can meet the needs of all homeowners. One of my goals will be to work within our budget and not increase dues. That may mean needing homeowners to step up to help in cutting our costs. My head is full of ideas to tap into the many skills and talents of neighbors to work together to bring our community closer together. Thank you for your support.

Carlton Glen Key Items

Please pay attention to the important community information below.

Pool:

The pool will open on or around Saturday, May 24, 2025 with the
following hours:

  • Mondays: Noon to 8:30 pm
  • Tuesday – Sunday: 6:00 am
    until 8:30 pm

 Note:

  • If Monday falls on a holiday, the pool will be open 6:00 am to 8:30 pm with Tuesday being closed until noon.
  • Replacement cards will be $10/card and you can contact Chad Duchnowski or carltonglenhoa@gmail.com for replacement cards.

Trash Can Storage:

Trash cans may be set out after sundown on the day before trash pick-up day and should be stored by sundown and/or after pickup occurs on trash day. Trash cans will need to be stored out of sight, within the improvements on each lot. See enclosure guidelines below and complete an architectural request.

Recreational Vehicles & Boats:

Aside from a temporary Board-approved timeframe, no trailers, campers, boats, or
other recreational vehicles are permitted to be parked or stored on any Lot unless stored inside an enclosed garage. Please reach out to the Board at carltonglenhoa@gmail.com to inform of loading, unloading, and cleaning of recreational items.

Temporary Structures:

No structure of a temporary character, trailer, tent, shack, garage, metal, wooden or plastic shed, barn or other building shall be installed, constructed or maintained on any Lot at any time.

DNI Property Management: 2026 Update

DNI will be our full-service property management company, as of January 1, 2025. DNI will play a more active role in our neighborhood than in years passed. The current Board has been extremely active in the community and will need to turn over more administrative tasks to DNI.
